What matters before you decide
Compare FHA and conventional offers for the same borrower, property and timing. Include mortgage insurance and closing costs alongside rate and payment. FHA insurance protects the lender against default losses; it is not homeowners coverage or a promise that FHA is your lowest-cost choice.

Make the offers comparable
Record purchase price, down payment, loan term, rate type and quote date on each offer. Ask the lender to explain any difference before comparing monthly payments. A lower payment created by a different loan amount or term is not evidence that the product costs less. Preserve the Loan Estimates with the assumptions, rather than comparing a website advertisement to a personalized quote.
Separate lender protection from home insurance
CFPB explains that FHA mortgage insurance protects FHA-approved lenders and passes its cost to the homeowner. Put mortgage-insurance charges in a separate row from hazard insurance. Ask how any upfront amount is paid or financed and what ongoing obligations apply to each actual offer. Do not assume a conventional quote has no mortgage insurance simply because its name differs.
Compare the period you expect to hold
Choose a planning horizon and review cash paid, ongoing costs and debt remaining within that period. Ask lenders to explain cancellation conditions and what remains payable if you refinance or sell. Mark a future refinance as uncertain, not part of the guaranteed saving. Keep affordability under the signed terms separate from a hopeful later rate reduction.
