Use the COE for its actual purpose
Use VA’s official buying process to identify how to request the certificate and ask the lender what remains necessary for the loan review. Keep the certificate reference outside the approval-status field. Ask about your circumstances and any applicable fee or exemption rather than relying on a slogan about veterans’ loans. Store service and identity documents through verified channels.
Keep value and defects in different files
VA states that its appraisal includes an opinion of value and minimum property requirements, while recommending a separate inspection for major defects. Record appraisal conditions and inspection findings in separate lists with their own reviewers. A condition cleared for the lender may not resolve every maintenance concern, specialized test or repair budget important to you as the buyer.
Coordinate deadlines without skipping checks
Put lender review, appraisal, inspection and contract deadlines on the same timeline, but retain their distinct completion criteria. Ask who can authorize a repair and what evidence closes an outstanding condition. Confirm the final loan terms and cash needed in the closing file. If a check is unresolved, communicate through the relevant professional rather than marking the whole purchase ready.
