Before renting out your home: document the insurance change of use
Prepare an occupancy description and compare property, rental income and liability coverage before hosting.

What matters before you decide
Tell the insurer how the property will actually be used before renting it out. Owner occupancy, a long-term tenant and short stays are different facts to disclose. Ask for written coverage terms and an effective date; platform protection and permission to rent are separate from your issued insurance policy.
- Describe actual occupancy.
- Ask about rental-income triggers.
- Read platform coverage separately.
Describe the use without shortcuts
Prepare the expected stay lengths, occupied rooms, owner presence and any services provided to guests. NAIC warns that home-sharing can affect homeowners coverage. Ask the insurer to address the described use specifically. Retain the question and response, including any endorsement requested. A generic statement that the property is a house leaves important occupancy facts unresolved.
Separate three financial exposures
Use distinct rows for damage to the building and owner’s contents, liability, and interruption of rental income. Ask what event triggers each proposed protection and which costs remain yours. Do not treat anticipated rent as an automatic insurance benefit. Compare policy and platform documents side by side, noting gaps rather than adding their advertised limits together.
Verify permission on a separate track
Keep local rental rules, association restrictions and lender questions outside the insurance approval column. A quote does not establish that the planned rental is allowed. Before the first booking, record the issued coverage, unresolved exclusions and the people responsible for each remaining permission. Repeat the review when the rental pattern changes or the home becomes vacant.
From residence to weekend rental
Send the proposed frequency and services to the insurer before listing. Record the written coverage decision and verify rental permission independently.
From explanation to a documented check
Review the terminology or open the action list to prepare your own file.
Decision checklist

- Ask about rental-income triggers.
- Read platform coverage separately.
- Verify local and association permission.
Frequently asked questions
01Does platform protection replace my policy?
Do not assume that. Review both documents and the gaps with your insurer.
02Does a landlord quote authorize rental use?
No. Local, association and financing restrictions need separate review.
