What matters before you decide
A community land trust can retain the land while a buyer purchases the home under a long-term ground lease. Read the actual lease and affordability restrictions before comparing with an unrestricted purchase. A lower entry price may come with limits on future sale price and buyer eligibility.

Separate house, land and program
Fannie Mae’s shared-equity overview describes the CLT structure and its affordability purpose. Ask the provider which entity owns the land, what interest you purchase and which lease governs use. Keep the program agreement and financing documents together but label their different roles. Do not infer ownership of the land from photographs or the property’s appearance.
Work through the actual resale formula
Request the written formula, eligible-buyer requirements and transfer process. Ask the provider to show a hypothetical sale using the formula, including treatment of improvements and transaction costs where applicable. Record the assumptions, not just an estimated appreciation percentage. This example should explain the restriction; it is not a forecast of your future proceeds or assurance that a buyer will be available.
Connect the lease to financing and exit
Ask the lender to review the ground lease and program documents before relying on a loan quote. Record ground rent, maintenance, taxes, insurance and any approval conditions for changes or refinancing. Have default and transfer provisions explained by an appropriate adviser. Program affordability does not eliminate these obligations, and general Fannie Mae guidance does not approve your particular property or loan.
An improvement before eventual resale
Ask how the actual formula treats the proposed improvement and what approval or evidence is needed. Do not assume every dollar increases the permitted resale price.
